The home is built on a monolithic reinforced-concrete slab. Beneath it is a prepared base incorporating GEO PES 300 geotextile and a layer of 10–20 mm expanded clay aggregate.
The development includes a drainage system, with a land-reclamation network running alongside the plots. Together, these measures help direct surface water and ground moisture away from the built area.
The foundation slab distributes loads across the full footprint. Service entry points and construction joints are protected against moisture ingress.
The external walls use three-layer reinforced-concrete panels by Consolis. The insulation is factory-installed as an integral part of each finished panel.
The structural elements are joined using the Peikko system. Intermediate floor slabs and the roof deck are made from Consolis reinforced-concrete panels.
The flat roof build-up includes a 1.5 mm Rhenofol CV PVC membrane, ROCKWOOL insulation and a TENAPORS EPS-100 layer.
The home is fitted with ARTEVO windows featuring triple Low-E glazing and Roto NX hardware. The calculated thermal transmittance of individual window assemblies is Uw 0.71–0.78 W/m²·K.
The primary heat source is a Mitsubishi Electric Ecodan air-to-water heat pump, supplying the water-based underfloor heating installed on both floors.
Heating circuits are controlled separately, allowing temperatures to be adjusted for different rooms.
The central Mitsubishi Electric Lossnay system supplies fresh air and extracts stale air. Its heat exchanger transfers part of the heat from outgoing to incoming air, reducing losses during the heating season.
The heat exchanger's rated efficiency is 85–90%, depending on operating mode. The building's energy-certificate calculation uses a figure of 83%.

Services are provided for the later installation of air-conditioning units. The owner selects the equipment separately.
The home is connected to the municipal water and sewerage networks. Water consumption is metered individually.
A dedicated electrical supply is provided at the parking space for a future EV charging point.
A provisional design-stage energy certificate has been prepared for the building at Cīniju iela 9. The calculation assigns the building Energy Performance Class A.
